Master Sergeant (retired) Ron Spradling is a decorated, 20 year, Air Force veteran. He has an airframe maintenance background that includes working on the F-16 Falcon, A-10 Warthog, and numerous other aircraft. He has taught over 2000 hours at the Aircraft Structural Maintenance Technical School at NAS Pensacola, Florida, and he also has served overseas in Saudi Arabia, South Korea, and Afghanistan. He received his BS Degree from the University of Management and Technology and now runs a restaurant delivery service (CitySpree of Pensacola) with his wife, Patty. CitySpree of Pensacola has been recognized as an “Innovative Marketing Company”, “Small Business of the Month”, and “Best of the Bay” in 2014, 2015, and 2016. Together, Ron and Patty have three children, Alexandria, age 20, Thomas, age 14, and Samantha, age 12.

Patty Spradling is the beautiful wife of Master Sergeant (retired) Ron Spradling. She is a wonderful mother of three children, Alex (20), Thomas (14), and Samantha (12). She is a graduate of Leadership Pensacola, Class of 2016 and has performed duties as a Pensacola Chamber of Commerce Ambassador for the last 2 years. She, along with her husband, currently own a restaurant delivery service called CitySpree of Pensacola that has been recognized as an “Innovative Marketing Company”, “Small Business of the Month”, and “Best of the Bay – Food Delivery” in 2014, 2015, & 2016.

Upon graduation of Woodham High School in Pensacola, Fl he began working with Florida Pest Control. During his almost 7 years there he acquired licensure in several state pesticide categories. Launching into his first full time landscape business venture at 25. He has served as the chairman to the Pensacola State College Curriculum Landscape Horticulture committee, where he advised about current industry issues. In addition to pesticide certification he also has Horticulture and formerly a DEP certification for fertilizer and waterway management. Previously the host of his own garden talk radio show called, The Master’s Gardener. Elden has passion for landscapes and small business. From his second year in business he understood the importance of building relationships. The year he first joined a networking organization he doubled his business revenue. I became pregnant in 2010 and was excited for the next chapter in life to begin. Little did I know what was in store and the impact it would have on my future.My water broke unexpectedly at 21 weeks, and I was admitted to the hospital in pre-term labor. I was on bedrest for 20 days before my daughter was delivered by emergency C-section at 23 weeks and 4 days gestation. She weighed 1lb., 2.7oz at birth and was rushed to the NICU, where she stayed for 120 days before coming home. Our NICU journey inspired me to want to make a difference so that no other family would have to experience the trauma of having a sick baby.

I have served as the March of Dimes Community Director since February 2013.It is an honor to serve on the PFAC and to have an impact on our community.

Drew Pemberton/The Residual Income Pros

Drew Pemberton is a young entrepreneur and specializes in internet marketing and public relations. For the past few years, he mentored under a group of high level entrepreneurs, speakers and mathematicians who conduct live seminars nationwide. Is your income active or residual?

Most people focus on earning active/linear income, which is “one-shot” compensation or payment in the form of a fee, wage, commission or salary. This active income comes as a direct result of our efforts. 

 Although there are many people who get paid vast amounts of money to become the CEO of a company, play professional sports, or star in a movie, earning a high active income is not only uncommon, but often is a lot of hard work. It also requires a level dedication that is beyond most of us. Even if you have the dedication it takes, active income is limited because no matter how much money you get paid you still need to show up to work to earn your money. We are essentially trading our hours for dollars.

Residual income is when you continue to get paid after the work is done. This includes recurring income from online courses, webinars, podcasts, and online memberships. It would also include royalties from books, movies, or songs and income that comes from investments in real estate and other businesses where you don’t actually have to be present to earn it. 

Residual income comes from building an asset that continues to pay you after the work has been done. When you live by the rule of recurring monthly revenue, you are living by the Michael Jackson motto, “Record the work once, and get paid forever”.

Chad Brillante hosts “The Drive” on ESPN Pensacola from 5 to 7 p.m. Monday through Friday. He has been a sports radio host in the Panhandle of Florida for over 5 years. After the family moved from Boston, Chad grew up in Melbourne, Fla. before Chad attended and graduated from the University of Central Florida in 2008 with a degree in Radio/Television Broadcasting.

Chad’s college baseball career as a pitcher at UCF ended after tearing his rotator cuff in 2004. In 2005, he began his first job in broadcasting with ESPN 1080 Orlando. After 3 years in Orlando he moved to Las Vegas to work as a play by play commentator with the Toronto Blue Jays AAA baseball affiliate, the Las Vegas 51er’s. While in Vegas, Chad hosted a Daily MLB radio show for the Prime Sports Network. He moved to Fort Walton Beach in 2010 and began working for the Ticket Sports Network, as well as various College Sports Networks including ESPN U, PSB Sports, and The American Network calling events like the College World Series and the Final 4 in Kansas. Chad now resides in Pensacola with his wife Brittany, 3 month year old Daughter Leighton, and their pets.

Creative Learning Academy is the preeminent college-preparatory school for preschool through 8th grade students. CLA is accredited by the SACS-CASI, Florida Council of Independent Schools, and the Florida Kindergarten Council. Our mission is to nurture and strengthen each child’s foundation of academic excellence, creativity, independence and integrity in a culturally enriched community.

The school curriculum is advanced, comprehensive, and enriched with music, art, technology, library science, physical education, and Spanish. Aside from buying and selling real estate, Walter enjoys many other activities. His wife and four children are his top priority and he spends a great deal of time with his family. Everyone knows that a good relationship takes work. So when it comes to buying a home, work with someone who will work with you.

Is your property easy to show?

When you list your property for sale, you should do your part to get the maximum number of showings by making it easy to show. More showings mean more offers, and more offers mean you are more likely to get a higher price, and sell quicker!

Typically, after a realtor has searched the MLS and found a few suitable homes to show his buyer, he or she will call the listing agents or listing offices to get showing instructions and to make appointments to see the properties. Having been in this position many times, I can tell you how frustrating it is to get the listing agents voicemail but not get a return call in a reasonable time. When that happens, we will usually cross that property off our list.

I always answer my phone and it follows me home, or to my car, or to my desk at the office. Agents or buyers interested in seeing my listings reach me easily and that helps increase the number of showings.

Some instructions state “Listing Agent Must Accompany.” When an agent is showing four or five properties, it is virtually impossible to accurately predict arrival time at a particular listing. And if he or she arrives early, or the listing agent arrives late, an awkward wait with clients results. Some unscrupulous listing agents use this technique as a device to deliberately limit showings by other agents to increase their odds of selling the property themselves, thereby doubling their share of the commission. A seller might think the listing agent is showing extra initiative by agreeing to accompany every showing. Don’t be fooled — This is a bad idea.

Showing instructions might also state “24-hour notice required” or “appointment required.” Either of these is also sure to lose some agents and their buyers.

The best way to make your property accessible to agents with potential buyers is with an electronic lockbox. There are some very successful buyers’ agents who will not show a house that’s not on a lockbox. Don’t have them skip your house!

Some sellers fear for the security of their home and may not realize the safety features incorporated in this system.

Heres how it works. The lockbox containing your house key is secured to your front door. Licensed agents, active members of the Realtors Association, have an electronic key that looks and works something like a TV Remote. If a key were to be lost, there are two safeguards preventing its use by an unauthorized person. First, it is password protected and its internal password is updated on a daily basis at the agents base station or “cradle.” Second, each time it is used, the agent must enter his own private pin number. The SUPRA electronic lockbox itself, is an electronic marvel. Before releasing its contents, it verifies the key has been updated that day, and that the user has entered his correct PIN. It also records the name, license number, company and date and time used, for each opening. This information is later transmitted to a mainframe computer and is available online anytime, to the agent who owns the lockbox. Cheaper combination lockboxes do not have any of these security features.

A lockbox on your door does not interfere in any way with your entering or leaving your house. You work your door locks the same way you always did.
